Terms of Business

Summary

• The Broker is Fabek nekretnine d.o.o., Zaprešić, VAT ID HR09316165960, licensed under the Croatian Real Estate Brokerage Act.
• Brokerage agreements are concluded in writing for a definite period (12 months by default, renewable).
• The Broker's duties include connecting clients with third parties, verifying ownership documents, advertising the property, organizing viewings, assisting in negotiations and legal transfer of ownership, and anti-money-laundering compliance.
• The Client's duties include providing accurate information and documents, enabling viewings, and paying the brokerage fee once the brokered transaction (or preliminary agreement) is concluded.
• The brokerage fee is defined by the brokerage agreement and the Price List; additional services are charged at €50 per hour plus actual costs. VAT applies to all fees.
• If within 12 months after the agreement ends the Client concludes a transaction resulting from the Broker's actions, the full fee remains payable.
• Croatian law applies to all matters not regulated by these terms.
