Brokerage Price List

Brokerage commission rates for sales, exchanges, leases and rentals of real estate, and for other brokerage services.

FABEK NEKRETNINE d.o.o. — effective from 7 July 2026. This Price List is an integral part of the Brokerage Agreement concluded between FABEK NEKRETNINE d.o.o., 10290 Zaprešić, bana Josipa Jelačića 46, VAT ID: HR09316165960 (the Broker) and the Client. All fees are stated without VAT, which is added in accordance with applicable regulations. The Croatian version of this document is authoritative.

I. Brokerage fees

Brokerage when selling a property

  • If the seller is the Broker's Client: brokerage fee up to 6% of the agreed sale price.
  • Minimum brokerage fee: EUR 1,500.00.

Brokerage when buying a property

  • If the buyer is the Broker's Client: brokerage fee up to 6% of the agreed sale price.
  • Minimum brokerage fee: EUR 1,500.00.

Brokerage when letting a property

  • Contracts shorter than 6 months: 75% of one monthly rent.
  • Contracts from 6 to 36 months: 100% of one monthly rent.
  • Contracts of 36 months or longer: 150% of one monthly rent.

Brokerage when renting a property

  • Contracts shorter than 6 months: 75% of one monthly rent.
  • Contracts from 6 to 36 months: 100% of one monthly rent.
  • Contracts of 36 months or longer: 150% of one monthly rent.

II. Services covered by the brokerage fee

  • finding and connecting the Client with a potential contracting party
  • assessing the property's market position and informing the Client about market conditions and comparable prices
  • collecting and reviewing available documentation and verifying ownership status
  • marketing the property through appropriate channels in Croatia and abroad
  • organising and conducting viewings
  • communicating with interested buyers, tenants and other potential parties
  • participating in negotiations to achieve terms acceptable to the Client
  • timely informing the Client of all circumstances relevant to the transaction
  • cooperation with legal-aid providers throughout the entire process — from the preliminary agreement and sale contract to the clausula intabulandi and registration of ownership
  • preparing a detailed handover protocol
  • assistance in obtaining consent for property acquisition by third-country nationals
  • transferring utilities to the new owner or tenant
  • verifying land-use designation when land is the subject of brokerage
  • anti-money-laundering compliance information
  • confidentiality and personal data protection

III. Brokerage for both clients

Fabek nekretnine may act for both contracting parties only if a separate brokerage agreement is concluded with each party. The fee may only be charged to a person with whom a brokerage agreement has been concluded. For sales and exchanges, the maximum total brokerage fee for the same property is 6% of the agreed price plus VAT; for rentals and leases, 300% of one monthly rent plus VAT.

IV. Additional services

On request, Fabek nekretnine can organise or coordinate: property valuations, architectural and design services, geodetic services, energy certificates, home staging, financial and tax advisory, financing assistance, property management and other professional services.

Costs of lawyers, notaries public, court fees, taxes, geodetic services, architects, appraisers, banks, translators and other professionals are not included in the brokerage fee unless otherwise agreed.
